Equiom affirms its "Green" status with Hayaat Group Plc

The University of Bradford's Sustainable Student Village, "The Green", was launched on 12th September 2011 at a ceremony held at the University with the development being officially handed over to the University's Vice Councillor Sue Kershaw. The development, a joint venture between Hayaat Group Plc and Welbeck Land Limited in conjunction with the University of Bradford and Yorkshire Forward, was managed by Manchester based Mi7 Developments Limited and is the highest ever BREEAM (Building Research Establishment Environmental Assessment Method) rated building in the world, earning a groundbreaking rating of 95.05%. The Green is based at the University of Bradford's City Campus and is the most environmentally friendly student accommodation in the UK and the result of a huge collaborative effort from key stakeholders. A true sense of partnership was forged between the developers, the contractors, the design and management teams and the University and Council. The accommodation is made up of 1,026 fully subscribed student bedrooms across six blocks of four storey townhouses, one block of six storey apartments and two blocks of seven storey apartments. Key sustainable features include combined heat and power units, solar thermal roof panels, rainwater harvesting and recycling system, real time energy monitors in every townhouse and apartment, and even vegetable beds, to name but a few. Over "The Green's" lifetime it will be equipped to educate generations of young people about the benefits of sustainable living environments and recycling. Speaking on behalf of Isle of Man based Hayaat Group Plc, Equiom's Managing Director Sheila Dean (a Director of Hayaat Group Plc) noted that she and the rest of the Hayaat Board were delighted that "The Green" achieved not only Outstanding BREEAM Status - being one of only 15 buildings in the World to attain this status - but recorded the highest rating of any building in the World. Sheila went on to thank the entire project team, led by Mohammed Ishtiaq, who have dedicated 7 years to the successful implementation of the scheme. The Hayaat Group is a successful International investment group and Equiom is proud to have been working with Group Chairman Mohammed Ikhlaq for a number of years. The Hayaat Group, together with its design and construction team will continue to develop the next phases of the scheme in the area known as The Listerhills Triangle, as part of the Bradford Learning Quarter Regeneration resulting in further bed spaces together with academic and healthcare facilities.

Equiom's Property Outlook

In the latest edition of Equivision we have featured the official launch of the fantastic student development, The Green, in Bradford. The Green is the culmination of a seven year project, and without doubt is a major success story given the challenges faced by the industry in general over the past three years. Property as an asset class makes up a high proportion of Equiom's fiduciary services business and our team has significant experience in the implementation and ongoing administration of property holding structures. Development is just one reason for the implementation of a structure, and we currently administer a variety of entities ranging from a simple holding company to complex property unit trusts. Equiom's role in the development of The Green involved establishing a vehicle / company on behalf of our client 5 years ago for the purpose of developing a regeneration site in Bradford into sustainable student accommodation. Funding for the scheme was almost agreed during 2008, but due to the economic downturn the lending proposal was withdrawn. Fortunately, the company was able to enter into a joint venture with a London based property company and successfully negotiated lending with the Royal Bank of Scotland. Nina Johnston, Senior Manager in Client Services heads up the department responsible for our property business line and has over twenty years experience in the day to day management of property holding vehicles. Nina is responsible for a number of Equiom's key client relationships and five administration teams. Nina and her team of 25 staff take pride in exacting corporate governance standards and under-standing their clients' needs and have seen the Property business line grow significantly in the last 12 months. Speaking about the challenges surrounding the property sector recently Nina commented: "2008 was a difficult time for a number of clients, and rather than taking on new structures we found ourselves dealing with breached banking covenants and refinancing or complete asset restructuring, and to an extent this remains to be the case. Confidence in the markets has been slow to return but we are extremely encouraged by the number of new developments we are involved in. Our experience through the difficulties in financing deals has provided us with real examples to discuss with like minded clients. At Equiom we believe in adding value where possible by putting clients and trusted partners in touch with each other where we believe they can form workable partnerships and this has been very well received. In addition to the new structuring opportunities that we have been involved in, we have been successful in recent months in winning work on existing structures from other service providers. We believe that this is as a result of our delivery of a first class service coupled with our desire to build long term relationships with our clients whilst adding value for our clients, and network of professional intermediaries" If you would like more information then please click here to contact Nina Johnston.

Equiom launches new website

Welcome to the new Equiom website! Our new website has been completely rebuilt and considerable thought has gone into the design in order to provide you, the visitor, with a much more interactive experience. A number of short videos showcasing our core business lines of Trust and Company services, together with our specialist services of Yachting, Aviation, Crewing, e-Gaming and Property are just one of the many new features. A fundamental requirement for the new website was for increased flexibility to enable the immediate addition of content and news stories relevant to our core and specialist services. Additionally we have built a number of highly visible 'contact us' links, as we feel that it is important for our clients and our Relationship Managers to share a comprehensive understanding of the nature of the service requirements at the outset and this new website simply starts that dialogue. Commenting on the new website - Equiom's Managing Director Sheila Dean said: "Due to the growth of our increasingly global client base, we recognised the need to allow visitors to our website a more streamlined navigation experience along with multiple opportunities to contact us in order to discuss their requirements in more depth." Whilst on the website today, you can also register for our quarterly newsletter - "Equivision", use our online meeting request facility to arrange meetings with individuals from our company, or to visit our teams at upcoming conferences and exhibitions.
